Richard Pullen, Director of Pullen Associates, says that ‘I was instructed to advise on the reletting of a shop located in Canute Road Southampton and ended up letting two adjacent shops as part of a pro-active asset management strategy for the property. The property is located at the entrance to Ocean Village with its large residential population which included student halls of residences in Canute Road.’
The owner of the property has undertaken a complete refurbishment of the two shops. 3 Canute Road has been let as an off-licence “ Champagne Charlie’s” and 4 Canute Road has been let as a coffee and wine bar about to open to be trading as No4”.
Richard says that he had received a lot of interest in 4 Canute Road as it had an A5 planning permission but he and the property owner were keen to ensure that the shop was let to a clean up-market use, following the extensive refurbishment undertaken by the owner, that would be enhance the area, provide a sought after destination for the residents and business in the area as well as creating a secure longer term investment for the property.
